All that matters is that you will pay for the period you will be there, hence the need to insist on getting quality. In the process you should be able to evaluate how genuine they are and tell whether they are after taking advantage of you. If so, then simply drop their offer and proceed with your search. You do not want to bind yourself.

With a home where you have not lived before there are some things that you might not like. Escalate them to your landlord so that they are addressed before you move in. If they appear reluctant to take care of the issues, then you should take that as a red flag and quit. In some places where hurricanes are prone there is also the likelihood that some houses could be damaged even though not visibly.

Agreement with your landlord should be written down. There is no better way to show proof in the future. When presented with the tenant agreement, make sure you read through it time and again. Make sure you understand every detail to avoid binding yourself in unnecessary things.

Should there be questionable rules you can raise an alarm. For instance, not everyone will be comfortable with the landlord accessing their compound just anyhow. It feels a lot like you do not have the right to your area yet you pay for it. Such rules can always be amended so do not shy from raising them.
